Spark Development in Boulder Junction

On September 3, 2015, the City Planning Board voted unanimously to approve S*PARK, a contemporary modern, urban village that will be the first of its kind in Boulder County. S*PARK (short for Sutherland Park), is a 9.8 acre community that was master planned and designed by Sopher Sparn Architects and developed by Element Properties led by Scott Holton.

The project is a mixed-use community comprising of 20 buildings and 680,000 square feet of building area. S*PARK aspires to be a cutting-edge modern urban village of sustainability, a remarkable venue for the exchange of interests and ideas, and a socially inclusive place to live and work for Boulder’s future generations.


The S*PARK concept was driven by the desire to create a sustainable vibrant urban place that will bring the next level of completion to a vision foreseen by the City of Boulder when they created the Transit Village Area Plan in 2007.  Boulder Junction (previously known as the Transit Village) is a 160-acre redevelopment area located in the geographic center of the community, connecting west and east Boulder. It is becoming a state-of-the-art, transit-oriented development that features a bus rapid transit (BRT) station and residential, commercial, and retail space. The Spark development will take its place within the Boulder Junction neighborhood and join its existing neighbors in the Steel Yards as well as other new exciting projects recently completed like the Depot Square development with RTD underground bus facility and a Hyatt Place Hotel. The newly renovated train station has recently opened as the Roadhouse Boulder Depot, a family friendly community oriented restaurant.

To ensure a lively and diverse architectural look, Element Properties asked three different architecture firms to participate in the process. The architectural firms involved are Sopher Sparn Architects (Boulder), Surround Architects (Boulder), and Works Bureau (Phoenix). The landscape design was done by Marpa (Boulder) and the civil engineering by Sanitas Group (Louisville).
