Boulder commercial building energy benchmarking - pilot

Having your building analyzed for benchmark energy use is free during the pilot. There may be kinks in the system, that's why it's a pilot. However, the City is likely to make this a requirement of all commercial buildings in the near future, and it will probably not be free.

 The City found (through extensive study) that reducing energy use in commercial buildings was the most cost-effective method of reducing carbon emissions to meet the voter-approved Kyoto Protocol limits. Understanding building energy use is the first step to reducing that use.

Nathan is correct.  The City of Boulder is piloting the FREE benchmarking program.  But note that it is in the City of Boulder only.

The City of Boulder pilot benchmarking program "will include a cross sampling of Boulder’s commercial buildings; different sizes and uses.  The pilot will inform participating building owners, tenants and the city on how existing commercial buildings use energy. It will also allow building owners and tenants to understand their building’s energy performance and identify areas where energy efficiency improvements could help them save money." 

There are also established and emerging programs nationally which include energy use benchmarking that are optional and sometimes required.

Generally, energy performance benchmarking is an initial step in a larger energy assessment and improvement strategy.  It helps to clarify how energy is being used in a building and prioritize how to reduce "stranded" revenue in the form of energy waste.  Often, low and no cost measures can be easily implemented.  Then medium and long term "event driven" improvements can be planned and coordinated with the help of energy professionals.
