Ecosyste.ms was contracted to assist the "BeadforLife” organization with increasing the efficiency of its building and operations.

After reviewing the wants, needs, and goals with Bead for Life staff, an in depth sustainability assessment identified the following areas that would yield the greatest benefit from improvement.

Lighting Retrofit and Use of Natural Light

  • Replaced (133) 2x2 T12 120 Watt lamps with 51 Watt 2x2 T8 fixtures
  • Replaced (20) - 65 Watt Incandescent lamps with 12.5 Watt LED fixtures
  • Replaced (15) - 50 Watt Halogen lamps with 7 Watt LED fixtures
  • Replaced (25) - 60 Watt 6 inch Recessed Cans with 10.5 LED fixtures

Use of Rebates

  • Estimated $8,500 in rebates from Xcel Energy for lighting projects
  • Estimated $4,000 in rebates from the City of Boulder
  • Use of rebate programs paid for 69% of overall investment

Results

  • Return on Investment dropped from 61 to 20 months for lighting retrofit
  • Estimated Annual Energy Savings of $3,198 dollars
  • Reduced energy consumption by over 1,200 Kilowatt hours annually

The greenest building is the one that already exists. Our restoration and addition of the mid-
century modern T. Maslin House in Boulder illustrates the balance between sustainability and
preservation. The remodel illustrates that Green and Historic can coexist.
 
True to the aesthetics and technology of 1953, the original house by Hoby Wagener has a solid
base of local sandstone topped by a very light, thin roof over transom glass. With only the cavity
between 2x6 rafters available for insulation, we devised a detail of tapered roof insulation and
closed cell foam to achieve an R-50.
 
The restoration has a very low carbon footprint. The house exceeds the IECC by 40%. The
renovation includes reuse of 90% of the envelope and structure, enhanced daylighting, custom
low U-value transom replicas, radiant in-floor heat, improved solar access, hydronic capability,
and natural ventilation and cooling.

This is a replacement of a cedar shake roof with a batten mounted Decra-Stone-Coated-Steel shake profile roofing system.

Decra roofing material is at least 75% recycled content steel and is fully recyclable. 

The air space on this batten mounted system also provides a thermal blanket which helps to reduce heating and cooling load compared to conventional asphalt shingles.

Stone coated steel is can last up to 50 years and is also available in Energy Star, increasing home comfort and reducing cooling costs.

Structural insulated panels for walls and roof, radiant heat, beetle-kill pine
Reclaimed concrete roof tiles support a generous roof-flush system of both photovoltaic panels and evacuated solar thermal tubes. No irrigation system was installed as all disturbed areas were reseeded with native grasses.
The appropriately small-sized exterior patios are concrete pavers, and all parking surfaces and walkways are gravel to minimize runoff and maximize storm water infiltration.
The house orientation is 12 degrees off the east-west axis based on true north to maximize solar gain for passive heating. This layout, combined with its placement on the lot, selection of windows, use of deep porches and other features creates a house that is extremely comfortable to live in and requires minimal mechanical input.
